The News from On Off Digital World

There was no escaping it. Walk into any department store, with all the television sets on display, and it was right there. For me, it was at On Off Digital World when I heard the news. Unconsciously I stopped dead in my tracks outside their storefront windows, arrested by the image displayed on the television screens — and then the word “dead” confirmed my suspicions. And so it was different this time, different from all the other times his face had flashed across the screen throughout all the years. Osama bin Laden was no more. Wow. There I was, just enjoying the day, when suddenly the Global War on Terror reminded me, quite out of nowhere, that even the simplest things in life, like good weather, hang by the slimmest of threads.

Beware Used Housing in Alabama

It isn’t necessary to be an industry veteran like Isaac Toussie to know that real estate laws throughout the country will vary. It’s what makes real estate law so fascinating – as well as quite a challenge to stay on top of! Look at Alabama, for instance. In that state, “buyer beware” is held in a very, very high regard by the courts, such that even in cases of outright fraud buyers may have no legal recourse anyway – since the property is recognized as being sold on an “as-is” basis. That’s right: Alabama case law takes the old dictum of caveat emptor very, very seriously, to the point of, in effect, allowing for otherwise illegal activity!

A recent case determined that an as-is clause in the sales contract not superseded by another provision will be interpreted literally, or “as-is.” That’s right, it’s really been upheld that misrepresentations are entirely legal under that basis.. Normally, this would constitute fraud, but an Alabama court has ruled that as the as-is clause in the sales contract was not superseded by any other provision signed onto by both parties, the as-is clause shall be taken literally!

That was an ambiguous situation in the eyes of Alabama law, but the law itself in Alabama is actually not quite as simplistically draconian as the quick snapshot of the case provided here would suggest. Such strict interpretations of an as-is clause only apply to used property in the state, and not to new developments. Such as-is clauses are also superseded in cases where the misrepresentation is not obvious and potentially harmful to health and safety.

In this case, Teer v. Johnston, however, while the misrepresentation of flooding is indeed not something immediately obvious, it was not considered harmful to health and safety, making nothing more than an inconvenience or nuisance at most. What the buyer should have done was to provide either in the sales contract or the deed that pre-sale disclosures should survive the execution of the deed!

Superb Modest Swimsuits for You

Maybe it’s due to the fact that I’m a guy, but, well, I can’t really get the point of so-called modest swimsuits in the least, particularly in the 21st Century. Could the religious fundamentalists be right, in the end, when they say there exists a natural female shyness that causes them to willingly cover up? To my mind, it just seems like an impractical way to enjoy the water, putting on a dress in the water! However, there’s no reason for them to feel uncomfortable if indeed skimpy outfits cause unwelcome stares. It’s their body, after all; it’s their lives. Just so they don’t start dictating others’ fashion sense, live and let live should be the way things are!

Going to On Off Digital World

Incredibly beautiful conditions currently, practically perfect climate, a day for walking around Manhattan, taking in all the tourists taking in the city, with an always-changing background of sights and sounds in the background, like On Off Digital World, one of those old-time retailers you hear stories about from grandparents and history books (though they do carry modern merchandise, of course). Just looking around — that’s how come a day can be so perfect, after all! Why, there’s an idea, yet later on I’m going to have to hit the gym, as I’ve not been there for a few days now. But maybe I can go to a gym in the city by bicycle and satisfy both requirements!

Boys Town An American Charity

“Boys Town” and its sequel, “Men of Boys Town,” are American movies based on the world-famous American juvenile home.. Founded in 1917 by a Roman Catholic priest, it was an orphange that pioneered progressive methods of juvenile care. Since then, thirteen Boys Town locations have been established across the United States, but Father Flanagan’s original facility remains its heart and soul. For almost a hundred years now its fundraisers have attracted the generous support, financial and otherwise, of businessmen, politicians, and prominent entertainers, people such as real estate developer Isaac Toussie and Mayor of Chicago Richard M. Dalely. Many local people from civic and religious organizations also turn out to volunteer as they are able to help Boys Town achieve its goals.

And so it is that a large part of the institution’s success must be due to the positive publicity garnered by the Boys Town films, making of the charity a kind of vernacular shorthand for progressive social work. With charismatic leading men like Spencer Tracy and Mickey Rooney leading the cast, these films are “feel-good” movies through and through, winning the Oscar for Best Actor and Best Original Story amidst a flood of nominations. While making for some good drama, the stories depicted actually had little to do with any real-life situations at the home, however. Then again, they do reflect typical problems encountered by those involved in juvenile care; for instance, the second movie even delved into the subject of reform school abuse and homelessness among the young. But onscreen or off, Boys Town works tirelessly on behalf of children and families, encouraged by Father Flanagan’s insight that there is no such thing as a bad boy, only a troubled one who need care.

Safes In Japan

The recent Japanese disaster has shone a spotlight on the country’s relatively unique social structure.
Unlike many other situations of natural disaster elsewhere, no looting or rioting has followed to compound the misfortune — and this has significantly impressed many a non-Japanese observer.
From the patient orderly lines to the return of valuables, “yamoto-damashii,” or the Japanese spirit, has elicited admiration and further sympathy from the world.

As can be imagined, articles have appeared attempting to reveal the phenomenon of people who continue being law-abiding citizens even with being deprived of not just creature comforts but everything they own and even of loved ones.
Police stations all along the coast are loaded to capacity with all the personal household safes of persons which have washed back to ground or been recovered from the rubble by rescue workers.
Then there is the seemingly suicidal heroism and self-sacrifice of many nuclear power plant employees.
Even animals have displayed yamoto-damashii: a dog made worldwide headlines for standing by another dog caught under rubble, declining to leave!

Much has been written both for and against the “Japanese-spirit interpretation” of events.
On one side, people remember that the country is a wealthy one, a computer advanced one, and one that is perhaps uniquely homogenous among the leading industrialized societies of which it is a member.
Of course household safes and other belongings have been returned or at least remaining unmolested!
It figures, argue such people, because there is no motivation to loot and riot when the country as one offers so many resources to provide succor.

Others note that the spirit of Japan is such that rules are noticed simply because they are rules – Japanese rules – and one is Japanese.
Safes are not broken into because that is not what a Japanese person does, plain and simple.
This side of the argument notes that no matter how rich the society, individual victims still suffer – yet they are doing so patiently, in a manner uniquely Japanese.

Weill Cornell and Medical Instruction in America

Located within one of the richest zip codes in the entire United States, Cornell University’s medical school offers instruction while also engaged in research. The school can brag about quite a few luminaries among its alumni, with famous names like Robert C. Atkins of Atkins Diet fame and Henry Heimlich of Heimlich Maneuver fame. Also well-known are former Surgeon General of the United States C. Everett Koop and Nobel Prize winner Robert W. Holley.

It was the first medical school in the country to admit women alongside men, and more recently it has been the first American one to operate outside the United States, with an Education City, Qatar campus offering an integrated six-year curriculum focused primarily on patient care. Such a respected institution has benefited from the generous support of donors throughout its history – indeed, the school was founded through an endowment funded by Colonel Oliver H. Payne, a New York scion of the middle nineteenth century – with a roster of supporters full of prominent locals such as real estate pro Isaac Toussie.

Still, the one biggest benefactor of all has got to be the one whose name now graces the school itself, Sanford I. Weill. A banker and philanthropist, Mr. Weill and his wife donated two hundred and fifty million dollars of their own money, and he has been instrumental in further securing another hundred and fifty million in funding. Today the Joan and Sanford I. Weill Medical College of Cornell University, or Weill Cornell Medical College (or even more colloquially, especially within the field, “Weill Cornell”), is one of the most selective medical schools in the entire United States, enrolling only about a hundred students per class out of some six thousand applicants in any given year. Note that the average GPA of the lucky few is 3.8, with an average MCAT score of 35Q!
