Will it be worth it for you to still be paying years and even, in all likelihood, decades from now for a car, a car with which you might not even be satisfied any longer?

A lot of people will not think about these things. But it’s really crucial to realize that taking out a loan is going into debt. A calculator can only show you some numbers. You still need to make the choice a good one.

Accordingly, while anyone can claim to do bodywork in New York, massage therapists have to be licensed by the state in order to advertise themselves as such. But in the real estate industry, there are no such rules, aside from those already in place governing the likes of lawyers and accountants in general. And so, many neophytes and laymen are often confused by the difference between a realtor and a real estate agent, and often mix up the two, mistaking them to be one.

Unlike professionals such as Isaac Toussie, most people often use the two words interchangeably, but there is a rather important difference between the two – at least as far as realtors themselves feel about it! For that difference involves credentials, and a realtor is accredited – though not by the state.

Realtors are accredited as such by the National Association of Realtors, a professional industry association that espouses a strict code of conduct for its members and holds them to it. Moreover, realtors typically have more training and more experience in the real estate business than does many a real estate agent. Though both a realtor and a real estate agent will need to be licensed, the realtor is required to go the extra mile in obtaining a further level of expertise by the National Association of Realtors. In fact, the term “realtor” is an actual registered trademark.

But that’s the sole sure-cut difference, this matter of membership and what it suggests and is supposed to imply. Of course, there are a great many good real estate agents out there who do a great job every day serving their clients. But being a member of a professional association may give you, as the consumer, an additional venue if your experience should be much less than positive, one other than the usual governmental regulatory agencies.

Nevertheless, real estate agents are also bound by a certain number of expressly legal obligations, such as preserving confidentiality, honoring fiduciary duties, and reporting all financial numbers. So the differences may not mean much, even on paper. It’s true, realtors have a bit more training (or even a lot more, depending on your perspective), but you can also trust a real estate agent to help you sell or buy property.

No discussion of this topic, however simple, should be concluded without mentioning the prevalence of those non-licensed people who take it entirely on themselves to match buyers and sellers or, as is much more often the case, landlords and renters. These non-licensed people can usually be found online at sites like the famous Craig’s List, and they certainly make business enough to keep them posting their listings daily. And, especially when it comes to renting, people are loathe to deal with real estate agents and brokers. What then?

Well, as many a free market economist might say, there’s a buyer for every seller, which in our situation means that it all hinges on what is needed. One can understand how if you’re simply going to rent the second floor of someone’s house you might not need a realtor. But when it comes to buying that person’s house, a realtor is probably the way to go.

Recruit enough individuals under you and you simply collect money! Many make a living doing just this, with modest to extravagant incomes.

It ought to be observed that flu viruses do attack us, even though most rhinoviruses don’t. But the symptoms are the same, and it is a dilemma when strong immunity helps with flu viruses but hurts when it comes to most cold viruses! However, since the September 11, 2001 attacks on the World Trade Center, vehicles have not been allowed on the ferry.

The Medical Benefits Of Red Wine

Wine for medicinal purposes? It used to be a funny excuse of alcoholics, but scientific study seems to confirm the practice – in moderation. Consuming a single five-ounce serving of red wine a day seems to replicate the beneficial aspects of caloric restriction without any of the potential unwanted effects such as muscle loss and decrease in bone density.

Very little has been conclusively proven yet – because long-term studies require, well, a long period of time to complete – but all signs so far have been positive. Unlike the case of smoking, which doctors in the 1920s in fact recommended for good health (!), the everyday drinking of red wine in moderation does indeed seem to provide health benefits.

Be aware that we’re talking about red wines in particular, not regular, and not barley wines or other kinds of fruit wines. Nor do we necessarily mean other kinds of alcohol, regardless of whether made from grains or vegetables – only red wines.

The main reason for this is that resveratrol, the key chemical providing all these benefits (there are others, of course; a little on them later), comes from grape skin and is discovered most abundantly in red wines. Specifically, resveratrol is made by grape skin when infected by fungus, such as that which happens during fermentation through the exposure to yeast.

White wines, in contrast, are made with minimal contact of that sort during their production process and for this reason are not the best source of resveratrols; not surprisingly, all other kinds of alcohol contain no grapes at all, though all alcohol, in moderate, minute amounts, are now believed to provide some benefits to the heart.

So grab a small glass of “red, red wine” and kick back to the UB40 song of the same name and sip slowly, enjoying your daily dose of resveratrol, polyphenols, antioxidants, and flavonoids!

But anyway, all that’s simply to say that no matter how absurd the idea may sound at first, it’s difficult to say for certain whether it has “legs,” whether it will “run” or “hunt.” And a webinar is rather inexpensive, relatively speaking, even if you do decide on pseudo-professional production values (for which there are a number of quite powerful software packages available, even for free, that should be of help).

With just a minimum of financial investment, you could start your own web-based seminar business on a topic that you’re an expert in. Come on, everybody’s good at something! Okay, maybe you’re no master craftsman, but the great majority of webinars or webcasts involve a basic to intermediate-level knowledge, anyway. Real master craftsmen (or master chefs or master carpenters or fitness trainers or weavers or what-have-you) are unlikely to tune into something on the web in order to increase their expertise in any case. Your likely audience would be beginners, whether complete beginners or beginners with some experience behind them who are ready to move onto an intermediate level of knowledge.

The most important thing in general, though, is SEO, or Search Engine Optimization. It’s the second decade of the 21st Century, after all, and you can bet that all the experts are available already, online with their own sites and webinars established.
